A market evaluation answers one narrow question well: what would this property sell for today, in this market, in its current condition. We start from facts rather than a figure — comparable properties that actually sold in your area, what they closed at, how long they took to get there, and what yours offers that they did not. You see the whole picture we worked from, not just the number at the end of it.

Then we sit down with you

The number is where the conversation starts, not where it ends. We go through what the comparables actually say, what they mean for your timing, and what — if anything — is worth doing before the property reaches the market. Out of that comes a plan built around your situation rather than a template: what to prepare, what to ask, when to launch, and what to expect once you do.

The right broker for the property

Different properties reward different work. A family home often gains most from preparation — staging, photography, and the order in which it is shown. A multiplex is valued on what it earns, so the gain usually sits in the rent roll, the leases and the operating expenses: the same building presented with those in order is worth more than one presented without. Nearly all our brokers hold both residential and commercial licences, so your evaluation is prepared by someone who works in that asset class, and the advice that comes with it is specific to it.

What we recommend is what we would do ourselves: the work that moves the number, and none of the work that does not. Some of it costs very little. Some of it is worth skipping entirely. Knowing which is which — and knowing when an offer is defensible and when it is worth holding out for more — is what the experience is actually for.

What it is, and what it is not

This is a broker’s opinion of value — what you need to set an asking price, or to decide whether selling makes sense this year. It is not a certified appraisal by a chartered appraiser, which is a separate profession; a lender, a court or an estate settlement will normally require one of those instead.
